Site Superintendent Roles & Responsibilities 

Job Description:

This position provides field supervision/oversight for all phases of the construction project, including coordinating workers, material and equipment, ensuring that specifications are being followed and work is proceeding on schedule, within budget and at a “custom/artisan” quality level on all projects. The Senior Project Manager will determine which jobs are under your oversight and you will be accountable for overseeing multiple, possibly all projects in the field ranging from 5-10 projects at a time. You may be asked to be deeply involved in 2-3 complex projects, or 5-10 less complex projects depending on the nature of the projects under construction at any given time. You will be asked to manage an aggressive workload, though the goal will be to make it a manageable workload.

Major Duties and Responsibilities:

1.) Project Planning
- Visits site as early as possible with Project Manager to determine specific site conditions, unique features, and major items to consider during the planning and bidding phase

- Review project plans, surveys and construction documents thoroughly and understand project objectives.

- Set up all projects with job box and necessary construction documents including surveys, plans, permits and specifications.

- Determine site access constraints, parking, storage area for materials and other constraints, to make site workable and accessible for workers and machinery.

- Setup preconstruction meeting with key subcontractors prior to job start to review site constraints, project planning and any other relevant information.

- Meet with all subs on first day of work as possible to review project scope and general Gordon James site rules. Review key scope items that are outside of construction norms(for example, specific items that have been communicated by client that are known but may not be explicitly clear in plans). Interact & check in with subs on a daily basis as needed & possible.

2.) Quality Control
- Review construction quality daily and immediately notify subs and workers of deficiencies. Notify project manager of any issues that arise that impact cost and overall project quality.

- If mistakes are found by client, seek to correct them immediately. In general, fix errors as quickly as possible.

- As subcontractors complete their work, inspect work thoroughly for adherence to project specifications and plans. Notify sub and/or project manager immediately of any issues/errors.

3.) Schedule Management 
- Manage the day-to-day schedule and update project manager weekly of any changes to overall project schedule.

- Works to make sure that Subcontractors & material deliverers are notified with as much notice as possible.

- Ensures the site is ready for subcontractors that are scheduled.

- Ensures that there are areas ready to accept and place material deliveries.

- Schedule all inspections & attend inspections as possible.

- Change Orders – change order must be sent & approved by owner & subcontractor before work that is outside of the contract scope is performed onsite. Supervisor is not responsible for changes that are not brought to attention or not communicated by other staff members.

- Work to keep project on budget. If anything is suspected to increase the project cost beyond the agreed upon budget, notify project manager immediately.

- Keep jobsites as clean as possible at all times. Projects must be “spotless” on Fridays going into weekends. Monitor street and adjacent properties for jobsite debris and mud – keep things as clean as possible.

- Create daily log while onsite and record who is present and general work that is completed on each day. Take multiple pictures each week – daily if possible.

- Safety – Job superintendent is the primary staff member responsible for making sure that the site is kept in safe environment. Any unsafe environment must be corrected immediately and/or workers must be asked to leave the site.

- Job superintendent is the primary staff member responsible for making sure that fall protection is in place for all workers and others that may visit the site. This includes guardrails installed at all window and door openings that are less than 36” and all openings where someone can fall more than 6 feet(stairs, mechanical chases, balconies, etc). Any lack of these safety measures must be addressed immediately.

- Assist in managing & completing 1 year punchlists as needed.

Qualifications
-10 or more years of experience managing projects of increasing complexity, including supervisory & budgetary responsibilities.
- Degree in construction management or related program preferred.
- Ability to work under pressure and coordinate numerous activities and groups of people who need to cooperate to achieve project goals and owner expectations.
- Possess superior organizational skills, mentoring, leadership, communication, negotiation and customer service skills.
- Ability to use technology such as Email & Buildertrend.
- Demonstrates excellent communication skills
